10. Summary of the new findings of the thesis:

a. Identify the basic characteristics of French-language source materials, especially those from the archives on urban land management policies in Hanoi under the French colonial administration:

The first outstanding feature of this source material is the diversity of text types.

- The second characteristic is the hierarchical nature of legal normative documents.

- The third characteristic is the high reliability of French-language sources on Hanoi's urban land management policies during the French colonial period.

- The fourth characteristic is the abundance of information in French-language sources regarding Hanoi's urban land management policies during the French colonial period.

- The fifth characteristic is the multidimensional nature of the information presented in the French-language source materials on Hanoi's urban land management policies during the French colonial period.

b. Reconstruction: the colonial government system from central to local levels, the agencies involved in managing urban land in Hanoi during the colonial period, and urban land management policies: land ownership conversion policies, Hanoi urban real estate market management policies, land management policies using land registers, urban planning expansion policies, and the impact of these policies on urban transformation in Hanoi.

11. Practical applications:

This application is used in the research, teaching, and learning of the history of modern Vietnamese cities. It also helps policymakers draw lessons for the construction and management of urban land, including in present-day Hanoi.

10. Summary of the new findings of the thesis:

a. The thesis could identify some specific characteristics of French historical sources, especially the sources come from archivers which relate to the urban land management policies of French colonial government in Hanoi city.

- The first characteristic of these sources is the diversity of type of texts.

- Secondly, all French historical sources about this period carry the decentralization of legal documents characteristic.

- Thirdly, sources in French about urban land management policies could be considered as a high reliability document for research.

- Fourthly, the French sources are abundant of information, especially about the information of policies in urban land control.

- Finally, the information in French historical sources are multidimensional nature of the information.

b. Besides, the thesis represents the system of colonial authorities from central to local, as well as the offices which related to the management role and the policies about urban land in Hanoi during French time. All activities have been addressed including: the land change policy, the urban real estate market management policy in Hanoi, the land management policy by land registry paper, and the policy on urban planning expansion and its impact on urban transformation in Hanoi.

11. Practical applicability:

- The thesis could be used as reference for research and teaching for subject of Urban History of Vietnam during Modern Period in BA Programe of Urban History. Besides, the thesis also contributes to policy makers experience lessons for establishing and managing urban land in either general urban area or Hanoi city today.
