Chapter 1: Overview of the study area and ethnic groups.

In this chapter, I will explore the natural conditions (land, climate, rivers, flora and fauna), the geographical area where the Black Thai people reside; the population and population distribution; economic activities; and the distinctive socio-cultural characteristics of the Black Thai people in this region.

Chapter 2: Characteristics of Traditional Housing.

Stilt houses are a traditional type of dwelling for the Thai people in general and the Black Thai in particular. In Binh Son commune, the Black Thai people's stilt houses are divided into two types: those with buried posts and those with raised posts. The construction process involves many steps: from preparing building materials to carving and erecting. The construction process differs between the buried-post and raised-post types. A traditional Thai house usually has 3-5 bays, each with a different name and function. This spatial division has a certain social significance, linked to the rules and regulations of the ethnic community regarding the shared living space of the family. The layout of the living area is associated with unique customs and beliefs. Many taboos still persist in the family and community life within the Thai houses. The house-building process is also associated with rituals: choosing the land, choosing the direction, choosing the date and time to build the house, and the ceremony of worshiping the earth god, the ceremony of erecting the roof beam, and the ceremony of moving into the new house.

Chapter 3: Housing Transformation and Factors Influencing This Transformation.

Over the past 10 years, the housing of the Black Thai people has been trending from stilt houses to built houses (single-story houses) in various styles (tiled houses, houses with corrugated iron roofs, multi-story houses, flat-roofed houses, thatched houses, etc.). Currently, in the villages of the Black Thai people in Binh Son commune, not a single stilt house is used as a residence; all have switched to single-story houses in the style of the Kinh people. This has led to changes in building materials, construction techniques, the types of workers, and tools related to measuring and building houses. Alongside these changes in housing, the Black Thai people in Binh Son commune have also adopted new elements in their lifestyle, daily activities, and customs related to their homes. This transformation is influenced by many factors, primarily the environment, economy, institutions, policies, and changes in the ethnic group's awareness.

Through research on the characteristics of traditional housing and the transformation of housing among the Black Thai people in Binh Son commune, this study contributes to providing local authorities with a scientific basis for determining solutions to preserve, conserve, and promote housing values ​​in the current rural development process.

Besides the introduction and conclusion, references and appendixes, the thesis “The housing tranformations of the Black Thai in Binh Son commune since the Innovation” is structured into 3 main chapters.

Chapter 1: Physical and ethnic context

In this chapter, I have presented natural conditions (soil, climate, river, biological resources) of Thais' residence site, population and population distribution; economic activities; socio-cultural characteristics of Black Thai.

Chapter 2: The characteristics of traditional housing

Stilt house is a traditional type of Thai people's residence in general and in particular the Black Thai. Stilt house of the Black Thai in Binh Son commune is divided into two types: columns into the ground and columns on the ground The process of building stilt houses on stilts is many steps: preparing materials, carving, and building. There are some differences between building houses “column into” and house “column on”. Traditional house of the Thai usually has 3 or 5 rooms; each room has different name and different function. The division of space has the social meanings, the regulations, the ways of behavior about public space in the family of the ethnic community. The organizations of living space are attached to the customs and unique viewpoints. In Thai's houses, there are still existing taboos about family and community life. The building process also has rituals: selecting land, choosing direction, selecting the date and time, land-god ceremony, roof-making ceremony, new house ceremony.

Chapter 3: The housing transformations and the impacts leading to the changes

From about 10 years ago, the Thai houses moved from stilt houses to floor houses with various types (roofed house, tile house, straw house…). At the present time, there are no longer any stilt houses using as living houses in Black Thai's villages of Binh Son Commune. All of them have moved to use floor houses of Kinh people. Therefore, it leads to the transformations of raw materials, techniques, workers, tools about metrology, housing construction. Moreover, the Black Thai has also received new elements in daily life, customs and traditions related to the house. The variations are influenced by many aspects; but environment, economy, institutionalization, policy, and changing the perception of ethnic people ... are main factors.

Studying the characteristics of traditional houses and the transformation of the Black Thai's houses in Binh Son commune helps local governments a scientific basis to make solutions to retain, preserve, and promote housing values ​​in the present countryside.
